Program Description
CalHFA now offers the Dream For All Shared Appreciation Loan Program, which provides up to 20% of the price or value in down payment and closing cost assistance. The assistance comes in the form of a deferred second loan that is paid at the time of sale, payoff, transfer of title, refinance or default of the property, and the borrower must pay the original loan amount and shared appreciation (if any) as determined by the program.

Type: Bond Deferred Payment Program - Repayable
Assistance is a 30-year deferred payment, shared appreciation silent second mortgage. For borrowers with incomes above 80% AMI, the appreciation share is 1:1 (i.e. 20% of appreciation), and is capped at 2.5 the original principal amount.

Class Name: eHome's 8-Hour Homebuyer Education or In-Person
CalHFA requires first time homebuyers using their program to complete homebuyer education and counseling. Only one borrower occupying each loan transaction needs to take the course. Additionally, at least one borrower must complete another education course administered by CalHFA specially for shared appreciation loans.
Mortgage Insurance & Fees
Most mortgage programs require mortgage insurance when you are financing more than 80% of the purchase price or appraised value. Some programs may also have an associated funding fee, paid at the time of closing, or an annual fee. Learn all about the different fees here.
No Mortgage Insurance
This program does not require Private Mortgage Insurance (PMI).

Fees include a servicer funding fee, tax service fee, and flood certificate fee.
